Naturally, as the largest logistics property developer in the Baltic States, this made Kaunas FEZ a logical choice for our investments.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We began investing in Kaunas FEZ in 2021 and have since become the largest land manager here, developing logistics real estate across 40 hectares. This provides ample room for our ambitious, state-of-the-art warehousing projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So far, we have invested EUR 40 million in this area, with plans to invest an additional EUR 9 million this year. By 2030, we plan to allocate a further EUR 40 million to new projects in Kaunas FEZ.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Our SIRIN PARK KLEZ logistics park already offers 64,000 sq. m of modern, sustainable warehousing space. This year, we will complete the fifth development phase, adding 16,000 sq. m.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">When planning and designing logistics parks in Kaunas FEZ, we apply the same strategy used for all our real estate projects. Our investments focus on developing future-proof facilities that will meet both current and anticipated requirements 5-10 years down the line.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sustainability is no longer a buzzword \u2013 it has become a fundamental requirement, not only for modern offices but also for warehouses. Today, warehouse design must integrate energy efficiency, green spaces, employee well-being, natural light, and infrastructure for electric vehicles.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We apply the highest quality standards at every stage of development. For example, we install ultra-smooth floors that are ready for the automated systems many of our tenants rely on.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We firmly believe that the future of the market will be shaped by developers who can offer innovative, sustainable real estate with superior energy efficiency. This is exactly the approach we follow, which is why we already offer modern, sustainable warehousing in Kaunas FEZ.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It is also worth highlighting that the advantageous location of Kaunas FEZ is further enhanced by the proactive approach of its management \u2013 Kaunas District Municipality and Administration. Their support has undoubtedly contributed to the success of both the FEZ and the companies operating here. The combination of infrastructure development and attractive tax incentives offered to businesses is a significant competitive advantage.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, tenants in Kaunas FEZ can benefit from up to 10 years of exemption from corporate income tax, real estate tax, and infrastructure development fees. These benefits have played a key role in generating substantial economic value within the FEZ.
