Geopolitical tensions continue to rise, trade restrictions are expanding, and energy markets remain uncertain. Yet capital is not leaving the Baltics. Quite the opposite. Leading European and global companies are acquiring businesses, infrastructure assets, and regional platforms across the region.

Last year, the Danish retail group Salling Group announced its acquisition of Rimi Baltic for €1.3 billion, gaining control of a retail network operating across all three Baltic states, alongside its e-commerce platform and centralized logistics system. Global logistics giant DHL agreed to acquire Venipak, strengthening its presence throughout the Baltic region. U.S. investment firm Stonepeak reached an agreement to acquire TeleTower’s telecommunications infrastructure assets in Lithuania and Latvia for €480 million, while Danish investment fund ETNA invested in Lithuania’s high-tech company Brolis Defence Group.

These transactions span different industries and represent different types of investments, but they share one clear rationale: international capital sees long-term value in the Baltic states. Investors are not purchasing isolated local assets; they are acquiring regional platforms that already operate across two or even all three Baltic countries.

One may argue that an acquisition is not the same thing as building a new factory. A change of ownership does not automatically create new production capacity or new jobs. Nevertheless, investment decisions worth hundreds of millions of euros demonstrate that geopolitical risks have not undermined the region’s economic potential. In the Baltics, capital is voting with money, not with statements.

From Recipients of Capital to Creators of Capital

At the same time, international investor activity is only one side of the story. The other, and perhaps even more significant, development is the changing role of Baltic businesses themselves.

During the first three decades of independence, the Baltics largely measured economic success through foreign direct investment: how many international companies entered the market, how many factories were built, and how many jobs were created. Foreign capital remains important, but attracting it alone is no longer enough. A hallmark of a mature economy is the ability to create capital locally and then invest it domestically, in neighboring markets, or beyond the region.

This shift is already visible in practice. Baltic companies are acquiring businesses, consolidating industries, and expanding across national borders. The parent company of Estonia’s agricultural group Agrone has agreed to acquire Latvia’s largest dairy processing group. Lithuanian-owned companies are rapidly expanding projects in Riga and Tallinn. Increasingly, Vilnius, Riga, and Tallinn are viewed not as three separate small markets but as a single business area of six million consumers and professionals.

The story of SIRIN Development is part of the same transformation. Twenty years ago, our first challenge was convincing shareholders and financiers that Baltic logistics real estate was worth investing in. Today, we are investing across Lithuania, Latvia, and Estonia. In 2026 alone, we are developing 126,000 square metres of new space in Vilnius, Kaunas, and Riga, nearly doubling the volume delivered in 2025.

Leasing performance provides an even clearer indication of business confidence. During the first eight months of 2025, SIRIN leased approximately 21,000 square metres of space. During the same period in 2026, the figure increased to almost 54,000 square metres, representing growth of 2.5 times.

Yet the most important change cannot be measured in square metres alone. It is reflected in the companies leasing these facilities.

Today’s tenant mix demonstrates that logistics parks have long since evolved beyond traditional warehousing. Transport companies account for 23% of our leased space, while parcel delivery and courier businesses represent around 20%. The remaining space is occupied by innovative manufacturers, retailers, automotive service providers, and even sports-related businesses.

The Future Is Being Manufactured in Logistics Facilities

For many years, the industrial and logistics real estate market was associated primarily with warehousing, transportation, and supporting retail operations. Today, however, it is increasingly defined by manufacturing, automation, and advanced technologies.

Among our new and expanding tenants are manufacturers of lasers, drones, electronics, food products, and other high-value goods. One example is the Lithuanian laser company Litilit, which is establishing an automated serial-production centre at SIRIN Park Gariūnai in Vilnius. The company plans to increase production capacity to 3,000 lasers annually. Another example is drone manufacturer Redwire Defense Tech Riga, formerly operating under the name Edge Autonomy, which has established operations at SIRIN Park Airport.

This is also reshaping the very definition of logistics real estate. What is officially classified as a warehouse may today house a world-class manufacturing facility, laboratory, assembly line, or automated distribution centre.

Modern businesses need far more than space alone. Most importantly, technology-driven companies require reliable access to power, an issue that real estate developers from London to Berlin increasingly identify as critical. Investors want to know how much electricity is available today, how much will be available tomorrow, whether facilities can accommodate robotics and automation, how energy-efficient and sustainable they are, and whether there is room for future expansion.

As a result, the industrial and logistics property market is becoming an early indicator of broader economic trends. Companies may remain cautious in their forecasts, but they do not commit to long-term lease agreements, new equipment, and production lines based solely on optimism. They pursue additional space only when they already have orders in hand, anticipate higher production volumes, or are preparing to enter new markets.

Of course, our 54,000 leased square metres do not constitute comprehensive Baltic economic statistics. Nevertheless, they provide a tangible signal that a significant share of businesses across the region are preparing not for stagnation, but for growth.

Local Advantages Are Not Guaranteed

Local capital currently enjoys several important advantages. It understands the market better, makes decisions faster, and can respond more flexibly to customers’ needs. However, that alone is far from sufficient.

As companies grow, efficiency becomes the greatest challenge. Construction and financing costs, energy expenses, differing regulations across three countries, and increasingly complex organizational structures can quickly erode the advantages of speed and local knowledge. Regional expansion therefore requires standardized operating models, centralized procurement, strict cost control, and disciplined planning.

In this context, the growing presence of international capital is not a threat. On the contrary, it represents recognition of the value created by Baltic businesses and signals the intensity of future competition. When players such as DHL, Salling Group, Stonepeak, and ETNA enter the region, local companies must compete not only through market knowledge but also through operational excellence, access to capital, and the ability to operate effectively on a regional scale.

The most important change is that the Baltic states no longer need to choose between foreign and local capital. We need both.

International capital brings scale, financing, and access to global markets. Local capital creates new businesses, infrastructure, and expertise that later attract the attention of international investors.

If the first thirty years of independence were largely defined by how much capital we could attract, the coming decades will increasingly be defined by how much capital we can create ourselves.

Foreign capital buys. Local capital builds. These are not opposing forces. They are two expressions of the same verdict: the Baltic region is no longer a periphery.

Read more: https://www.lrytas.lt/verslas/rinkos-pulsas/2026/10/07/news/uzsienio-kapitalas-perka-vietinis-stato-44367693

The Baltic business environment in 2026 is full of paradoxes.
