SIRIN Development moves to a new office – marking both growth and confidence in the Baltic market

The largest logistics real estate developer in the Baltic States, SIRIN Development, is moving into its new headquarters at the HERO Business Center in Vilnius. According to the company, this step marks a new stage of growth, confidence in the Baltic economy and business environment, and ambitious plans to manage a 1 million sq. m real estate portfolio, as stated in the press release.

“For us, moving to the heart of Vilnius’ business district is more than just changing an address – it’s an investment in people and their working environment. At the same time, we’re sending an important message: we trust our team, our partners, and the opportunities that lie ahead. We believe in creating the future right here – in Lithuania and across the Baltics,” says Laurynas Kuzavas, CEO of SIRIN Development.

According to Kuzavas, this year the company has successfully developed logistics parks in Tallinn, Riga, Kaunas, and Vilnius. While the geopolitical situation has created economic uncertainty and reduced foreign investment inflows to the region, SIRIN Development continues to move forward.

“Despite the challenges, we choose to keep investing in our people and to grow. We want to lead by example and show that Baltic capital has courage, believes in its values, and can inspire others to create – stronger than before,” Kuzavas emphasizes.

Over the past two decades, SIRIN Development has become one of the key players in the Baltic logistics real estate market. Today, the company manages a portfolio of 500,000 sq. m of industrial premises, with a total asset value of €491 million.

“Our ambitions are high – in the Baltic region, we stand out not only as a real estate developer but also as a long-term asset owner and manager. We create demand ourselves by investing in quality, sustainability, and partnerships, which allows us to always offer suitable space for warehousing, manufacturing, or office needs,” says Kuzavas.

Among the company’s well-known Lithuanian and international clients are Coca-Cola HBC Lietuva, DB Schenker, DPD Lietuva, EV Riga, Edge Autonomy, and others.

SIRIN Development offers its clients not only traditional warehouse and office leasing but also two flexible property development models – Build-to-Suit and Build-to-Own. In the first case, buildings are designed and constructed according to a client’s specific requirements and then leased for a long term. In the second, the premises are built to meet the business needs and transferred to the client’s ownership upon completion.

According to Kuzavas, the company’s move to a new office is driven by the expansion of its in-house team – over the past five years, the number of employees has grown by nearly 40%.

SIRIN Development aims to create a modern and sustainable logistics infrastructure connecting Vilnius, Kaunas, Riga, and Tallinn. By 2030, the company plans to double its portfolio to 1 million sq. m of managed buildings.
